Position Summary:
Manage the day-to-day operations of a manufactured home community in an efficient,
professional and profitable manner in order to achieve goals in customer satisfaction, occupancy,
delinquency, community appearance, sales, revenue generation and cost control. Uphold high
standards, with unyielding dedication and integrity in order to promote positive relationships
with our customers, investors, employees and vendors. Provide caring involvement and good
citizenship resulting in shared values/objectives and trust and respect. Must have excellent
communication and listening skills. Persevere in accomplishing tasks or objectives; have a
sense of urgency about getting results and be able to work flexible non-traditional hours.

General Job Duties – Technical Knowledge / Expertise
Community Management Skills (25%)
Tour property regularly to identify needs in order to maintain
and enhance community appearance and resolve issues and problems in a timely fashion.
Comply with, communicate and enforce federal, state, and local health and safety laws in order
to meet OSHA requirements. Comply with federal, state and local regulatory requirements to
avoid discriminating against residents, vendors, and employees and protect the interests of the
company. Enforce and recommend safety systems, policies and procedures to ensure a safe
working environment. Identify and communicate significant operational issues to regional and
divisional leadership, including government/township issues, accident injuries and employee or
resident events. Understand and implement policies and procedures as published periodically and
included in the Employee Handbook
Sales / Marketing Skills (25%)
Sales and Sales Support:
Either directly responsible for new and used home sales or supports
the direct sales staff (at communities with dedicated sales staff). Implement sales strategies,
make dealer visits and maintain regular contact with vendors. Assist in the preparation of
advertising materials in order to gain visibility in the marketplace.
New Home Set-up:
Participate in the new home ordering and set-up process, preparation of
home sites and assess the size and set-back requirements of vacant sites.
Marketing:
Research market, demographics, competition, products and customer needs. Create
plans and take proactive measures to market the community to prospective customers.
Business Associations:
Keep informed about local civic activities in the surrounding community
and actively participate in the state and/or local industry level associations in order to develop
relationships with clients, referral partners or centers of influence to obtain personal introduction
to prospective clients and employees.
Supervisory Skills (20%)
Team Management:
Recruit, select, orient and provide training for employees in order to meet
community goals. Schedule and assign employee tasks to meet operational requirements. Plan
performance expectations, monitor progress, measure the employee's success in meeting job
goals and plan and implement development activities to promote the employee's career
development. Provide the employee with recognition and feedback in order to improve
performance and motivate them to stay with the company. Able to develop and promote a team
effort; confront negative attitudes to build commitment and morale; get factions with competing
perspectives to learn from one another; integrate efforts and talents of team members.
Asset & Financial Management Skills (30%)
Financial Management:
Control operational and capital expenditures and take advantage of
revenue generating and cost saving opportunities in order to achieve community financial
objectives. Collect rents and other charges, deliver timely rent increase notices, manage timely
evictions and maintain thorough and well organized resident files. Review monthly variances
with regional leadership. Make mid-course corrections where necessary to achieve financial
goals.
Business Strategy:
Demonstrate strategic thinking skills by considering what is best for the
organization, employees, investor, community and residents. Able to develop long-term, big-
picture strategies to enhance competitiveness; recognize broad implications of issues; balance
and integrate strategic vision with day-to-day activities.
Other duties as required:
Job performance requires fulfilling other incidental or related duties as
assigned, assisting and training others, and performing duties of higher rated positions from time
to time for developmental purposes.

well as with the Homeowner's Associations, and local government. Clarify the customers'
(resident, prospect, vendor, employee) concern or issue, determine the cause, select and explain

Business Experience:
Management of
Manufactured home
communities or related
field:
Two or more year’s management experience preferably in our
industry or a related field. Experience in the industry is important to
enable the individual to understand the daily issues of the community
environment. The individual in this position must have a current, valid
drivers license from the State where the community is located before
driving a company-owned vehicle or before driving his/her own
vehicle on company business.
Computer skills required.
Microsoft Office - Word, Excel and Outlook preferred.
Sales/Revenue Production
Proven measurable sales success in or out of the industry.
Bilingual (Spanish/English) preferred:
To meet communication requirements of bilingual customers and
employees, where necessary.
Educational Requirements:
High School Diploma with advanced education a plus. Property management or combination of experience and education
